Maryland’s Building Energy Performance Standards (BEPS) are here, and they’re already shaping decisions for building owners and facility managers across the state. We’ve brought together experts from the Maryland Department of the Environment, ECS Mid-Atlantic, Quinn Evans and James Posey Associates to help educate, inform, and guide those who own or manage buildings that may be impacted by BEPS.

JIGAR DESAI, PhD, PE (Moderator)
As a Principal and Regional Manager at ECS Mid-Atlantic, LLC, Jigar brings nearly 20 years of experience in building science, asset management, and building diagnostics. He leads cross-disciplinary teams supporting both new construction and existing buildings, helping owners translate complex technical requirements into practical, informed decisions.

SAM FURIO
As a Technical Outreach Lead for the Building Decarbonization Team at the Maryland Department of the Environment (MDE), Sam supports the development and implementation of Maryland’s Building Energy Performance Standards. His background includes public-sector outreach, sustainability, and affordable housing.

EVAN GREULICH
As an Architect at Quinn Evans, Evan brings a sustainability-focused, "passive house principles" approach to all his projects. As a Certified Passive House Consultant (CPHC), he regularly integrates cost-effective building envelope strategies across a breadth of projects, ranging from net-zero schools to Zero-Energy Ready Homes (ZERH) certification.

NAKITA REED
Nakita is an award-winning architect specializing in the sustainable reuse of historic buildings. A LEED®-Accredited Professional and certified Passive House Consultant, she also serves on multiple industry boards and hosts the Tangible Remnants podcast focused on building reuse and preservation.

SEAN SOBOLOSKI, PE, BEMP, LEED AP BD+C
As a Sustainability and Building Performance Associate at James Posey Associates, Sean has over 10 years of experience in mechanical and energy design. He is a Maryland-registered Professional Engineer and has led more than 50 LEED and Green Globes projects across the region
